What should you
know when buying a property?
Buying a home is probably one of the most important financial
decisions one can make. Besides looking for the home of your
dreams there are many aspects to consider.
Often people forget that a home is also an investment. It is a
capital investment that is non-taxable for years to come. Choose your
investment wisely. Work with an agent who knows the area, who
lives and works there:
- Predetermining
financing is mandatory. Without knowing how much money you can access,
it is impossible to select the property that is appropriate for you.
- Cost can
vary from property to property. Some factors to consider are:
- Price of
the property
- Deposit (5%-10%)
- Survey if needed (around $700)
- Legal costs ($500 +)
- Title Insurance if needed ($250)
- Land transfer taxes (Ontario and
Toronto)
- Statement of Adjustment
- Home Inspection fee if needed
- Fire Insurance

who offer many of the services listed above together with the names of
mortgage brokers and landing institutions.
